Selected details included in the Heritage Statement provided by the applicant, include:-
No.15 – 17 Overy Street is a 3 storey detached property, comprising of offices and Dartford Motor spare part stores at the ground floor. Our client would like to improve the premises by converting it into a 3 flats but the spare part store would remain. The site is currently underused so the proposal will make the best use of this town centre site in accordance with central and local government policy. This is achieved without any adverse effect on the amenity of the neighbours.
This submission is for part of the ground floor to be converted into a 2 bed flat and also utilising the basement to provide storage and utility room. The first floor office space is to be converted into another 2 bed flats and the loft providing a further 1 bed flat.
It should be noted that the above premises was formally a residential premise as shown in the planning history. Moreover, from the planning history, the building was not permanently converted to offices as the change of use from residential to offices has always been a temporary change. The intention of this application is to convert existing office space into habitable units.
Overall we believe there to be no harm to the character or appearance of the area and that we have a good scheme which makes the best use of the site in accordance with both central and local government guidelines.
